Wondering what it costs to renovate a bathroom in Vancouver? The useful starting point is not a single online average. It is a clear scope showing what you are keeping, moving, replacing and coordinating.
1. Start with the current bathroom, not a generic price
Two bathrooms with similar floor areas can have very different renovation requirements. A cosmetic refresh might involve a vanity, paint and updated fixtures. A full renovation could also involve removing tile, changing plumbing, rebuilding waterproofing and addressing concealed damage.
Ask for separate figures for demolition and disposal, surface preparation, plumbing, electrical, waterproofing, tile, fixtures, cabinetry, finishing and cleanup. That breakdown lets you compare renovation quotations on the same basis.
2. The largest cost drivers
- Keeping or moving the layout: Moving a toilet, shower or sink can involve more trades and approvals than replacing fixtures in their current positions.
- Waterproofing and concealed conditions: Moisture damage behind existing surfaces is difficult to price precisely without inspection.
- Materials and finishes: Tile format, custom glass, niches, vanities and fixtures can materially change the total.
- Access: Condo elevator booking, working-hour rules, parking and waste removal all affect site logistics.
- Required approvals: Your permit and strata situation should be established before work starts.
3. A sensible planning worksheet
Create a simple list with four columns: must-have, nice-to-have, provisional allowance and owner supplied. Decide which fixtures you will buy, whether the contractor will coordinate delivery, and who takes responsibility for damage or incorrect dimensions.
Keep a contingency for unforeseen conditions. It is better to agree in advance how unexpected work will be assessed and authorized than to assume every surprise is included in a fixed price.
4. Condos need a separate conversation
Even where a finish-only update seems straightforward, check strata bylaws, access procedures and whether written approval is required. Read our BC condo renovation checklist before selecting a start date.
5. Do you need a permit?
In the City of Vancouver, work involving relocation of plumbing, electrical or gas lines and certain wall alterations generally requires permits; some fixture and flooring replacements do not. Check your actual scope and municipality. The City of Vancouver permit guide is a useful starting point.
