Condo renovations have two separate planning tracks: the work inside your unit, and the rules governing the building around it. Check both before you approve a schedule or place material orders.

1. Get the current bylaws and renovation procedures

Ask your property manager or strata council for the current bylaws, renovation application forms, elevator protection procedures, working hours and any move-in or contractor access rules. Policies can vary considerably by building.

British Columbia's provincial strata guidance explains common property and alterations. Standard bylaws can require written approval for certain changes, and buildings may have amended bylaws.

2. Identify what needs written permission

Requests affecting building structure, exterior elements, common property, building systems, waterproofing or sound transmission may deserve particular scrutiny. Do not assume that owning a unit means you can alter the building's shared systems. Ask the strata to confirm approval requirements for your exact work in writing.

3. Coordinate building logistics

  • Elevator reservations, floor and wall protection and delivery slots.
  • Parking, loading access and contractor sign-in procedures.
  • Noise, working hours and dust management.
  • Water shutoff coordination where relevant.
  • Waste disposal rules and protection of common areas.

4. Confirm permits separately

Strata approval does not replace a municipal permit. The reverse is also true. Work involving certain plumbing, electrical or wall alterations may require approvals from the municipality or other authorities. For Vancouver homes see the City of Vancouver renovation guidance. Outside Vancouver, check with the relevant city.

5. Make the scope and change process explicit

Put finishes, access conditions, trade responsibilities, work hours, payment milestones and a written change-order process in the agreement. Read how to compare contractor quotes and our proposed Finish-Right approach before hiring.

A copyable pre-renovation checklist

  1. Collect strata bylaws and forms.
  2. Confirm which changes need written approval.
  3. Ask which permits apply to the work and locality.
  4. Document access, delivery and disposal restrictions.
  5. Clarify contractor insurance and relevant trade qualifications.
  6. Approve a detailed scope and written variations process.
  7. Schedule work only after necessary permissions are in place.
