A floor should fit the way your home is actually used. Looks matter, but in Metro Vancouver homes it is worth thinking carefully about moisture, substrate preparation, sound transfer and maintenance before choosing a product.

Luxury vinyl plank (LVP)

LVP can be appealing where easy cleaning and a wood-look finish are priorities. But labels such as “waterproof” do not eliminate risks from moisture trapped beneath a floor or from poor installation. Follow the product manufacturer's installation and subfloor requirements.

Engineered wood

Engineered wood offers a genuine wood surface and a different tactile feel. Suitability depends on the product's wear layer, finish, humidity requirements and the site's conditions. Ask for the exact product data sheet rather than assuming every engineered floor behaves alike.

Porcelain and ceramic tile

Tile works well in many bathrooms, entryways and other high-use areas, provided the underlying surface, movement joints and waterproofing details are handled correctly. Larger-format tiles may demand more subfloor flatness and preparation.

Condo sound requirements are easy to overlook

Some strata corporations have acoustic requirements for hard surface flooring. Before buying materials, confirm permitted products, underlay specifications and whether approval is required. Our BC strata renovation checklist covers the wider process.

Compare full installed cost, not carton price

Ask the installer about removing old flooring, leveling the subfloor, transitions, baseboards, door clearance, moisture testing where appropriate, disposal and protection of adjoining rooms. These items can change your final bill.

Questions for the flooring quotation

  1. What exact brand, model, thickness and finish are included?
  2. What substrate condition has been assumed?
  3. What preparation is included or excluded?
  4. What are the thresholds, trims and baseboard details?
  5. What product and workmanship coverage applies in writing?
